Can you upgrade from your HDB? See your numbers first.

Before you view a single condo, find out what you could walk away with from your flat, what you could afford next, and when to make the move.

Key Takeaways

  • ✓Your sale price isn't your budget: loan and CPF refund come out first
  • ✓A private purchase uses a bank loan, so income limits matter
  • ✓Selling first or buying first changes your cash needs and ABSD position
  • ✓It's worth planning early, even if your MOP is still some way off

Frequently Asked Questions

Is the HDB upgrade review really free?
Yes. There is no fee and no obligation to sell or buy through Joanne. If you later decide to work together, any agency fees are discussed and agreed in writing first.
I am not ready to sell yet. Is it too early?
No. Many upgraders start planning a year or more ahead, because MOP dates, CPF refunds and loan limits all affect the timing. If it is early, you leave with the dates and numbers to watch.
What if my flat has not reached its MOP?
You can still ask for a review. Joanne will look at when your flat becomes eligible and what to prepare before then. MOP length depends on your flat type and launch date, so have your key collection date handy.
What should I prepare?
Your flat address, your key collection date, your outstanding loan, and the CPF used plus accrued interest from your CPF statement. Rough figures are fine for a first review.
Is this financial advice?
No. The review is an educational estimate to help you plan. Confirm loan limits with a bank, CPF figures with CPF Board, and stamp duty or ABSD treatment with IRAS or your lawyer before you commit.
