Part A — Know Your CPF Property Limits

Property address

Purchase price (SGD)

Valuation Limit (VL) — lower of the two above (SGD)

Withdrawal Limit (WL) — 120% of VL (SGD)

Total CPF used to date — all co-owners (SGD)

Where to find these: my.cpf.gov.sg > My Statement > Section C (Property). Shows current CPF usage, accrued interest, and remaining withdrawal capacity.

Part B — Accrued Interest Tracker

CPF charges 2.5% p.a. on all OA amounts withdrawn. This must be returned (principal + interest) when you sell.

Total CPF withdrawn — principal (SGD)

Total accrued interest to date (SGD)

Total to return to CPF on sale (SGD)

Estimated sale price (SGD)

Estimated outstanding loan at sale (SGD)

Estimated net cash proceeds after CPF return (SGD)

Part C — Update Monthly Instalment After Refinancing

CPF does not auto-update when you refinance or reprice. Complete this every time your loan changes.

Received new loan instalment letter / schedule from bank.

Noted new Monthly Instalment amount (SGD ________________).

Logged into my.cpf.gov.sg with Singpass.

Navigated to My Requests > Property > Change Monthly Instalment for Housing Loan.

Selected correct property address.

Entered new Monthly Instalment amount as stated by the bank.

Submitted and noted effective date.

Verified next month's CPF deduction matches the new amount.

If OA balance is below new instalment: arranged cash top-up with bank.

Part D — Age 55 Checklist

At 55, your RA is formed from OA+SA. Check these before assuming CPF mortgage payments continue unchanged.

Checked OA balance after RA set-aside at my.cpf.gov.sg.

Confirmed remaining OA covers monthly instalment — or planned cash shortfall.

Checked if Withdrawal Limit will be reached within the next 12 months.

If approaching WL: planned to switch to full cash payment with bank.

Confirmed BRS or FRS set-aside requirement for current year (changes annually at cpf.gov.sg).
